Prepare and obtain Seller signatures on Listing Document package.
Set up and maintain deal in Agent's Brokerage Compliance system throughout the Pre-Listing and Pre-Mutual Listing process.
Coordinate photoshoot upon request.
Order Sign post installation.

Request Preliminary Title Report.
Work with Seller to order HOA documents or obtain information.
Pull Septic records on file.
MLS Input: create Listing, input provided marketing remarks, upload photos and supplements, set up Showing Time, and track Listing status accordingly.

Agent is responsible for any and all transaction related negotiations.

Coordination for Listings (Post Mutual)

Set up and maintain deal in Agent's Brokerage compliance system.
Prepare or track Commission Disbursement Form and provide to appropriate parties.
Audit Documents to make sure all pertinent signatures and/or initials are in place, and required documents provided. Obtain any missing items as needed.
Send opening/introductory emails to all parties with transaction timeline.
Draft any requested forms or addenda at Agent's request, track signatures.

Coordinate appointments, obtain Seller approval for appointments, order sign post removal, etc.
Obtain and deliver pertinent documents as needed.
Send reminders for scheduled appointment and contingency expirations.
Change MLS Status according to transaction stage through final input at closing.
Request sign post removal.
Submit complete package for Broker compliance so you get paid!
